Gensler, HNI Corporation, Muscatine, IowaAfter HNI acquired Gunlocke, sustainability topped the combined companies' wish list for a new headquarters. HNI not only preserved its Iowa roots by purchasing a 1927 printing plant downtown but also supported the city's recent revitalization efforts and made a stand for adaptive reuse. In a gut renovation of the 24,000-square-foot interior, principal Collin Burry exposed timber structural columns and wooden joists; preserved original maple flooring; employed perimeter circulation to improve daylight access; and used salvaged windows for private offices. Further contributing to the project's LEED Silver certification are energy-efficient lighting, waterless urinals, dual-flush toilets, and a storm-water management system that protects the Mississippi River.
